These Terms and Conditions govern the use of the Worker Housing by Shefa website and the provision of workforce accommodation services. By using our website or engaging our services, you agree to these terms.

You may use our website for lawful purposes only. You agree not to:

  • Use the website in any way that breaches applicable laws or regulations
  • Transmit any unsolicited or unauthorised advertising material
  • Attempt to gain unauthorised access to any part of our systems
  • Reproduce or redistribute any content from our website without written permission

3. Accommodation Services

All accommodation bookings are subject to a separate written contract between Worker Housing by Shefa and the employer or organisation. These Terms and Conditions do not replace the specific terms in any signed accommodation agreement.

Key service terms include:

  • Bookings are confirmed only upon receipt of a signed contract and deposit payment
  • Minimum booking periods and cancellation terms are specified in individual contracts
  • We reserve the right to refuse bookings at our discretion
  • Accommodation is provided for legitimate workforce housing purposes only

4. Pricing and Payment

All prices quoted are in Euros (EUR) and exclusive of VAT unless stated otherwise. Invoices are due for payment within the period specified in the accommodation contract. Late payments may incur interest charges in accordance with Belgian law on late commercial payments.

5. Cancellation Policy

Cancellation terms vary by contract type and are specified in each individual accommodation agreement. Generally:

  • Cancellations with more than 14 days notice: deposit refunded minus an administration fee
  • Cancellations within 14 days of start date: deposit non-refundable
  • Early termination during an active booking: terms as specified in the signed contract

6. Resident Obligations

Workers accommodated in Shefa properties are expected to:

  • Treat the property and its contents with reasonable care
  • Comply with the house rules provided at check-in
  • Not cause disturbance to neighbours or other residents
  • Report maintenance issues promptly
  • Vacate the property at the agreed end date

The employer or contracting organisation is responsible for ensuring their workers comply with these obligations.

7. Liability

Worker Housing by Shefa takes reasonable care to ensure all properties are safe, clean, and compliant with applicable Belgian housing standards. However, we cannot accept liability for:

  • Personal injury or property damage caused by the actions of residents
  • Indirect or consequential losses arising from accommodation bookings
  • Circumstances beyond our reasonable control (force majeure)

Our liability in any event is limited to the value of the accommodation fees paid for the period in question.

8. Property Damage

Any damage to the property beyond normal wear and tear caused by residents will be charged to the contracting employer. We conduct a check-in and check-out inspection for all bookings. Disputes regarding damage charges must be raised in writing within 7 days of the invoice.

9. Intellectual Property

All content on this website — including text, images, logos, and design — is the property of Worker Housing by Shefa or its licensors. You may not reproduce, distribute, or use any content without our prior written consent.

10. Privacy

Use of our website and services is also governed by our Privacy Policy, which is incorporated into these Terms and Conditions by reference.

11. Governing Law

These Terms and Conditions are governed by Belgian law. Any disputes arising from or related to these terms or our services shall be subject to the exclusive jurisdiction of the Belgian courts.

12. Changes to These Terms

We reserve the right to update these Terms and Conditions at any time. The current version will always be available on this page. Continued use of our website or services after changes are published constitutes acceptance of the revised terms.
